Project Brief:

The scope covers four guardhouse buildings on Reem Hills Phase 1, Al Reem Island, including architectural, MEP, and structural design, plus footing design for an adjacent bulking station.

Each guardhouse has a built-up area of 12.38 sqm, with the bulking station covering a further 11.5 sqm, together totaling the project’s compact 62 sqm footprint.​

Design Concept:

The guardhouse layout prioritizes maximum visibility for security personnel, with window placement calibrated for optimal sightlines throughout the day, strengthening surveillance effectiveness and situational awareness on site.

Set between residential villas, each guardhouse’s external finishes and material palette are matched to the adjacent villas, achieving visual continuity while balancing day-to-day functionality and comfort.​
